Wellington Square Sale

Sometimes, a fresh strategy is all a property needs.

After spending an extended period on the market, this Chelsea townhouse came to AZ Real Estate looking for a different approach.

We created a bespoke marketing campaign built around the home’s unique James Bond connection, securing editorial coverage in The Life of Luxury, Luxury Lifestyle Magazine, Mansion Global, and Abode2.

The result?

A buyer was secured within 2–3 months.

Our team guided the transaction through RBKC cyber attack delays and complex negotiations, helping the sale successfully progress to exchange.

Every property has a story - we help make sure the right buyers hear it.

Alisa assisted us with a recent sale of our Chelsea house and her team have stepped in after another bigger agent has been on the case for about a year to no avail. We felt like they covered every base in terms of marketing, especially using the PR angle that our house landed itself well through its background. This led to securing a deal, which while not at our ideally desired level we felt was a strong outcome for us in the current challenging market place. However it was not smooth sailing as the RBKC cyber attack meant we had to wait much longer for the buyer to get their searches back. Alisa handled both sides’ waiting and anticipation with diplomacy and efficiency. A great agent is that glue that binds a transaction together when the time and other factors are dragging it out. She’s gone above and beyond for us in this case and I assume this is the privilege that most of her clients get, I know we did. She was with us along every step to completion and we hope to use her firm again on another sale soon.

After struggling to sell their Chelsea townhouse through a large agency, the owners turned to AZ Real Estate for a fresh approach. Located on Wellington Square in the heart of Chelsea, the property was listed at approximately £6.5 million and offered more than just a prime location — it also carried a unique point of interest through its association with the James Bond franchise.

Although interest in the property had been high, no buyer had materialised. Frustrated after a long, unsuccessful sales process, the sellers decided to try a more hands-on, tailored approach, choosing AZ Real Estate to bring new momentum to the search.

Rather than relying solely on traditional property marketing, AZ Real Estate built the campaign around the home’s unique story. The team secured editorial coverage in several luxury property and lifestyle publications, including The Life of Luxury, Luxury Lifestyle Magazine, Mansion Global, Abode2: using the property’s James Bond connection to introduce it to a wider audience while showcasing its architectural character, heritage and prime Chelsea location. Alongside targeted promotion, this brought fresh attention to the property and helped secure a buyer within approximately two to three months.

Despite securing a buyer relatively quickly, the transaction itself proved more complex. Shortly after the sale progressed, a cyberattack affecting Kensington & Chelsea Council delayed property searches for several months, bringing many local transactions to a standstill. Amid the uncertainty, AZ Real Estate stayed in regular contact with both sides, helping the sale move forward.

As the transaction neared exchange, further negotiations emerged when the buyer requested a price reduction. Rather than allowing months of progress to unravel, the team worked closely with both parties to find common ground while protecting the seller’s position as much as possible.

Despite multiple setbacks, the property successfully progressed to exchange, allowing the sellers to finally move forward after a long and previously unsuccessful sales process.

The seller later commented

“Alisa assisted us with a recent sale of our Chelsea house and her team have stepped in after another bigger agent has been on the case for about a year to no avail. We felt like they covered every base in terms of marketing, especially using the PR angle that our house landed itself well through its background.

Muswell Hill Search

Sometimes, the right home is found beyond the original brief.

After more than a year of searching, an international couple turned to AZ Real Estate to find their first family home in London.

We expanded the search beyond Hampstead and Belsize Park, leading them to a more spacious home in Muswell Hill with a larger garden and better long-term potential.

The result?

A family home was secured on Muswell Hill at approximately £2.3 million.

By expanding the search area, we found a more spacious home with a larger garden, peaceful surroundings, and stronger long-term potential.

The clients purchased their new home and secured a property that exceeded their expectations.

It was both our pleasure and immense luck to work with Katerina, who was our buying agent at AZ Real Estate. Her responsiveness, no-pressure approach, and all-around support throughout the process were exceptional. Would recommend AZ [Real Estate] to first-time non-local buyers in the UK. If we ever need to look for a property again, we would be happy to use the “search” part of their service.

After more than a year of exhausting, unsuccessful searching, a young international professional couple, balancing demanding careers, turned to AZ Real Estate to help them find their family home in North London. Having rented in Swiss Cottage for several years, they were ready to purchase their first home in London and begin putting down roots for the next stage of family life.

Initially, the couple focused their search around Hampstead and Belsize Park, looking for a house with at least 200 square metres, secure parking, and easy access to green space for their dog. However, balancing demanding careers with an increasingly frustrating property search made it difficult to find a home that truly felt right. As neither person was originally from London, they also felt an additional need to hire a buying agent for this search.

After taking the time to understand the couple’s priorities and long-term plans, AZ Real Estate took over the search process. Although a suitable property was initially identified, legal complications from the seller’s side were discovered, and the clients were advised by solicitors and the AZ Real Estate team not to proceed.

Rather than seeing this as a setback, the search expanded beyond the couple’s original locations, leading to a family home on Muswell Hill – an area they had not initially considered.

While the property sat slightly above their original £2 million budget at approximately £2.3 million, it offered considerably more: additional space, a larger garden, quiet surroundings, and stronger long-term suitability for the family life they hoped to build. The clients successfully purchased their new home, began renovations, and ultimately secured a property that exceeded their original expectations.

Millbank Search

Sometimes, the right home is not the one you first imagined.

A young woman and her overseas family approached AZ Real Estate to find a traditional London apartment near Hyde Park, with period character, high ceilings, and classic architectural details.

As the search progressed, we discovered that many period properties lacked the convenience required for modern living. We expanded the brief towards homes offering greater security, practicality, and long-term suitability.

The result?

A modern and practical long-term home was secured in Millbank.

By looking beyond the original brief, we found a home that better reflected the client’s lifestyle and long-term needs.
The Millbank apartment offered modern facilities, greater security, and a more convenient environment for independent living in London. What began as a search for a traditional period property ultimately led to a home that was far better suited to the way the client would actually live.

After beginning the search for a traditional London apartment near Hyde Park, a young woman and her overseas family turned to AZ Real Estate to help find a long-term home that balanced character, practicality and location. Initially drawn to period properties with high ceilings, large windows and classic architectural details, the family had a clear vision of what London living should look like.

As the search progressed, however, expectations began to shift. Despite viewing several properties in some of Central London’s most desirable locations, many period apartments came with practical inefficiencies – from outdated interiors and renovation need, to a lack of lifts and other day-to-day conveniences that modern living can offer.

After gaining a deeper understanding of how the client would actually use the property, AZ Real Estate began expanding the search. Rather than focusing solely on the original brief, attention shifted towards homes that better suited the lifestyle of a young professional living independently in London.

This ultimately led to a property in Millbank – an option that had not initially been considered. Offering greater convenience, security, modern facilities and a more practical day-to-day living environment, the apartment soon emerged as the strongest option.

The purchase was completed, providing the client with a home that better reflected both her lifestyle and long-term needs. What started as a search for a traditional London apartment ultimately led to a home that was a far better fit for the way she would actually live.

Pan Peninsula Penthouse Sale

Sometimes, selling the right property requires finding the right kind of buyer.

After struggling to sell a spacious three-bedroom apartment in Canary Wharf, an overseas owner approached AZ Real Estate for a fresh perspective. A previous offer had continued for several months but ultimately failed to exchange.

Located on the 40th floor of Pan Peninsula, the 179 sq m apartment offered panoramic views across London, generous living space, and access to premium facilities. Despite being priced at approximately £1 million — significantly below its original purchase price — securing the right buyer remained challenging.

The result?

A suitable buyer was secured, allowing the overseas owner to complete the sale and move on from a costly long-term commitment.

By repositioning the apartment around its exceptional value and lifestyle, AZ Real Estate found a buyer who could see beyond the service charge.

The apartment represented strong value for its size, location, and facilities, but its annual service charge of approximately £30,000 was a major concern for many prospective buyers.

AZ Real Estate adjusted the strategy, focusing on buyers who would fully appreciate the building’s premium amenities and recognise that the attractive purchase price could offset several years of service charges. The team remained closely involved throughout the process, managing communication and coordinating the transaction on behalf of the overseas owner.

Eventually, a buyer was secured who appreciated both the apartment’s potential and the lifestyle it offered. The successful completion allowed the owner to move on, while the buyer secured a spacious London home with exceptional panoramic views.

After encountering difficulty in selling a large 3 bedroom apartment (179 sq m) in Canary Wharf priced at £1 mln, including an offer that dragged on for months but did not exchange, an overseas owner turned to AZ Real Estate for a new perspective.

Located on the 40th floor, the apartment offered exceptional views across London, generous living space and access to premium facilities. However, despite reducing the asking price significantly from the original purchase price, finding the right buyer had proven difficult.

While the apartment offered strong value for its size and location, one major challenge remained: the annual service charge of approximately £30,000. Although many prospective buyers initially responded positively to the apartment itself, the ongoing costs often became a sticking point.

Having already relocated abroad, the owner was increasingly eager to move on from a property that had become expensive and difficult to maintain from overseas. Recognising these challenges, AZ Real Estate adjusted its approach, focusing on buyers who would actually enjoy such facilities to the max and would accept the service charge.

Throughout the process, AZ Real Estate remained closely involved, managing communication and helping coordinate the sale on behalf of the overseas client. Interest continued to come from a range of buyers, but finding someone who could see beyond the service charge and recognise the apartment’s overall value remained vital. We have also focused their attention on the incredible price point, which would cover several years worth of service charge.

Eventually, a buyer was secured, appreciating both the property’s potential and the lifestyle it offered. The transaction completed successfully, allowing the owner to move on from a long-running and increasingly costly commitment, while helping a new buyer secure a spacious home with panoramic views across London.

Postmark Development Reassignment Sale

Sometimes, protecting a client’s investment requires finding an alternative route to completion.

When unexpected personal circumstances meant an overseas client could no longer complete the purchase of an off-plan apartment at Postmark Development, they turned to AZ Real Estate for support.

Originally purchased for a family member for approximately £1.9 million, contracts had already been exchanged and a substantial deposit paid, leaving the client exposed to a significant potential loss.

With only a few months remaining before completion, AZ Real Estate repositioned the property as a reassignment opportunity rather than a traditional sale. The team secured a suitable replacement buyer, coordinated closely with the developer, and managed the complex approval and access process throughout.

The apartment was ultimately reassigned for approximately £1.8 million. While below the original purchase price, the outcome allowed the client to avoid a far greater financial loss and move forward having recouped a part they had already committed.

By repositioning a complex off-plan purchase as a reassignment opportunity, we secured a replacement buyer and protected a significant part of the client’s investment.

The client avoided a much greater financial loss and was able to move forward having recouped a part of the investment

Thanks so much to Alisa and her team, especially Katerina, for all their help with reassigning my property contract. The service was excellent from start to finish. Everyone was polite, professional, and very responsive throughout the process. I’m really grateful for their support and would highly recommend them to anyone needing help with anything real estate related.”

When unexpected changes in personal circumstances meant an overseas client could no longer complete the purchase of an apartment at Postmark Development off plan 2 years before completion, they turned to AZ Real Estate for support.

Originally purchased off plan for a family member for approximately £1.9 million, contracts had already been exchanged, and a substantial deposit had been paid, leaving the client facing the possibility of significant financial loss if completion could no longer proceed.

With only a few months remaining, time was limited. Rather than approaching the situation as a traditional sale, AZ Real Estate treated the instruction as a reassignment opportunity, focusing on protecting as much of the client’s investment as possible while securing a suitable replacement buyer.

Thankfully, apartments of such configuration were no longer available from the developer directly. But reassignment puts some people off through its perceived complexity. After carefully repositioning the opportunity and bringing the apartment back to market, a buyer was secured within a relatively short timeframe. As construction neared completion, AZ Real Estate also worked closely with the developer to arrange access to the apartment, allowing the incoming buyer to view the property in person.

However, finding a buyer was only part of the challenge. Developer approvals, access arrangements and tight completion deadlines meant the process remained complex even after a buyer had been found. AZ Real Estate remained closely involved, helping move the reassignment forward at every stage and maintain communication.

The apartment was ultimately reassigned for approximately £1.8 million. While below the original purchase price, the outcome allowed the client to avoid a far greater financial loss and move forward having recouped a part they had already committed.

The search focused on Chelsea and Kensington, particularly character-filled apartments with high ceilings, large windows, and practical features such as a lift.

Through trusted industry contacts, AZ Real Estate identified an immaculate off-market property on Draycott Place before it was released to the wider market.
