Prime Central London buyers secured average discounts of between 8% and 9% against asking prices in autumn 2026, according to analysis by AZ Real Estate.

The estate and buying agency said a buyer could negotiate up to £180,000 off a £2m property.
When combined with a 15% fall from peak prices, the difference could reach almost £500,000.
Alisa Zotimova (pictured), founder and chief executive officer at AZ Real Estate, said: “Many buyers assume a softer market means every property represents value, but that isn’t the case.
“The real opportunity comes from understanding where value genuinely exists, identifying assets with long-term potential and negotiating from a position of knowledge rather than simply chasing headline discounts.”
