According to multiple data analysed by boutique estate and buying agency AZ Real Estate, autumn 2026 is presenting an interesting window for buyers in Prime Central London, with some significant discounts available – almost half a million £ in relative terms on a £2mn property in some cases.
While uncertainty around taxation, interest rates and the global economy has weighed on sentiment, the consequence has been a market where buyers currently hold significantly more negotiating power than they have enjoyed for much of the past decade.

Alisa Zotimova, founder and CEO of AZ Real Estate and AZ Alliance, comments:
“Prime Central London prices remain around 12-18% below historic 2014 highs, while buyers are also securing average discounts of 8-9% against asking prices.
“On a £2 million property, that negotiation alone could equate to savings of up to £180,000, before taking into account the wider repricing of the market since its peak. With a 15% repricing, that could be a saving of almost £500,000 on a £2mn property.”
