If you are renting out a flat, it should meet safety requirements ensuring that it is okay for people to live there:
- Gas Safety Certificate (CP12): you should have an up-to-date certificate and renew it every year.
- Electrical Installation Condition Report (EICR): starting 2020, you should perform electricity checks annually and ensure that the electrical setup in the flat meets government safety requirements.
- Fire alarms checks: are performed before the rental period starts and annually after that.
- Carbon monoxide alarms checks: carbon monoxide alarms are required only in spaces with dry fuel materials – usually fireplaces. However, we recommend using them in all places where there is an open fire: gas hobs and boilers.
- Energy Performance Certificate (EPC): you should publish it when you advertise the property and renew it every 10 years or after a renovation that could alter the energy performance of the flat.
- Legionella check: it’s a risk assessment of water systems checking that they are free from legionella bacteria. The law doesn’t set a specific renewal period requirement, but it’s recommended to do the check after every repair of water systems.
