Deals of the Year: creative sale in Tower Hill, off-plan in Maida Vale, and a last-minute success

Over the 12 years of our agency’s existence, we weathered many a storm, and one thing we know is that “when the going gets tough, the tough gets going”. Here are three examples of how we worked harder and smarter in 2024 to get results for our seller clients. This year, the buyers didn’t need any help as it was definitely a buyers’ market for those who were ready to commit.

Creative solutions in Tower Hill

One of our successful transactions involved the sale of a two-bedroom apartment in Tower Hill. For this deal, we had to get creative and flexible. An international buyer, a father who bought this property for his student son, wanted to secure it in the summer but only complete and pay the full amount at the end of the year which was linked to their funds distribution. We sold the property under the condition that it exchanged contracts in June with a delayed completion in December. In the interim period, the new owner was already living in the apartment and paying rent to the seller. While not a typical arrangement, this solution worked seamlessly, securing the sale and providing rental income for our client. And, we expedited the timeline in the end and completed the deal even earlier – in November.

Expanding into Off-Plan sales in Maida Vale

While we have sold many apartments off-plan for developers over the years, this year, for the first time, we had an exclusive sale mandate, collaborating with a boutique developer in Maida Vale. As newly-built properties are few and far between, they are hard to come by in most areas of Central London. We had a huge number of interest and conducted 17 viewings.

However, as often happens with new construction, the original expectations of completion in early summer moved to November, and our job was to keep the deal going, continuing the conversation between the parties. Thankfully, there was an interest in making it happen on both sides and happy new owners moved in well before Christmas.

The developer acknowledged our tireless efforts, highlighting that we exceeded their expectations and delivered more than what is typically expected from agents. They are also building a 4-bed in 2025 and we can’t wait to work together again.

Persistence paying off

In another remarkable deal, we secured a sale on the very last day of our contract with a client who had nearly given up hope after six months of trying to sell their property in a challenging market. Through relentless effort, we arranged a viewing, received an offer, and now are approaching exchange.

As 2024 comes to a close, we’re proud of what we’ve achieved and grateful to our clients and partners for their support. This year has been all about learning, adapting, and growing. We’re looking forward to continuing to deliver great results in 2025.
